Debt Relief Agreement

Can a short sale lender agrees to keep it out of foreclosure?
My co-worker is in short sale with your lender. I am familiar with the Mortgage Relief Act of 2007 Debt, but do not know if short selling is trying to sell the property if the bank can run mortgage in the process. He is approximately 2 months behind on the notes. It has about 20 days before going to be 3 months. Does the fact that he agrees with the short sale lender to exclude your child? I told him that it is best that you can get short sale rather than exclusion occurs.
Yes, if the lender had agreed to a short sale that gave a deadline for finding a buyer. They will not do anything during that time, as long as he is making payments. If you are not ding to continue paying for it, but do not exclude.
